When is a Domestic EPC Legally Mandatory?
An Energy Performance Certificate is required by law whenever a residential property is built, sold, or rented in the UK. If you are listing your property with an estate agent, private marketing portal, or letting agency, an EPC must be commissioned prior to marketing. The certificate remains valid for 10 years and grades building efficiency on an A to G scale, alongside a Standard Assessment Procedure (SAP) score from 1 to 100.

- •Space & Water Heating Systems: Main boiler make and model, fuel type, heating programmer controls, room thermostats, thermostatic radiator valves (TRVs), and hot water cylinder insulation.
- •Glazing & Draught Proofing: Window installation eras (single, pre-2002 double, or modern low-E double glazing) and secondary glazing seals.
- •Low-Carbon Technology & Lighting: Solar PV array output, domestic heat pumps, and the percentage of fixed low-energy LED lighting.
Understanding your EPC rating A to G
The EPC shows your current rating and a potential rating if recommended improvements are made. Under the Minimum Energy Efficiency Standards (MEES), rented properties must reach at least Band E — with Band C expected to become the minimum by 2030.
