Non-Domestic Certification & SBEM Analysis
Commercial EPCs are required by law whenever a commercial premises is constructed, sold, leased, or assigned across England and Wales. Our accredited Non-Domestic Energy Assessors survey Level 3 and Level 4 buildings — including retail premises, commercial offices, healthcare facilities, and industrial warehouses — using government-approved Simplified Building Energy Model (SBEM) software to assess activity zones, mechanical HVAC air systems, lighting lux efficiencies, and envelope thermal performance.
Commercial EPC levels explained
Level 3
Simple buildings — small shops, basic offices, storage units with no complex HVAC. Most commercial properties fall here.
Level 4
More complex buildings with central heating and cooling plant, multiple zones or variable air volume systems.
Level 5
High-complexity buildings with bespoke mechanical and electrical systems — large offices, hotels, hospitals.
Commercial MEES Regulations & Financial Risk
Under Minimum Energy Efficiency Standards (MEES) legislation, it is unlawful for commercial landlords to let or continue letting commercial properties with an EPC rating below Band E without a registered exemption on the PRS register. Penalties for non-compliance are severe, reaching up to £150,000 based on rateable value. We work with business owners, landlords, and commercial agents across Greater Manchester to identify energy risks, evaluate improvement costs, and secure compliant certifications.
