Top Ways to Improve Your EPC Rating Before Selling or Renting in Manchester

Why Does Your EPC Rating Matter?

If you are preparing to sell or rent out a property in Greater Manchester, you already know that an Energy Performance Certificate (EPC) is a legal requirement. But did you know that a higher EPC rating can actually increase your property's value and attract better tenants?

At Prime EPC and Design Consultants, we provide Domestic EPCs across a 50-mile radius of Manchester for a fixed fee of just £55. Before you book your assessment, here are the most effective ways to boost your property's energy efficiency rating.

An EPC grades your property on a scale from A (most efficient) to G (least efficient). For landlords, current Minimum Energy Efficiency Standards (MEES) dictate that a rented property must have a rating of E or higher.

For sellers, a strong rating (A–C) is a massive selling point. With rising energy costs, buyers are actively looking for well-insulated homes with low utility bills.

5 Quick Wins to Boost Your EPC Rating

If your current rating is lower than you would like, don't panic. Here are five improvements you can make:

1. Upgrade Your Lighting to LED

This is the cheapest and fastest way to gain a few extra points. Replacing old incandescent or halogen bulbs with energy-efficient LED lighting across your entire property is a simple fix that our assessors always look out for.

2. Top Up Your Loft Insulation

Heat rises, and an uninsulated roof lets your expensive heating escape. Current regulations recommend loft insulation to be at least 270mm thick. Topping this up is highly cost-effective and significantly impacts your overall EPC score.

3. Upgrade to a Condensing Boiler

If your boiler is over 15 years old, it is likely dragging your EPC rating down. Modern A-rated condensing boilers are highly efficient and are one of the biggest factors in a good energy assessment.

4. Install Heating Controls

You don't always need a new boiler to get a better rating. Simply adding a modern room thermostat, a timer, and Thermostatic Radiator Valves (TRVs) on your radiators gives you more control over your heating, which improves your score.

5. Check Your Glazing

Single-glazed windows are poor insulators. Upgrading to double or triple glazing will dramatically improve your property's heat retention and reduce outside noise, making it far more appealing to potential buyers or tenants.
